Introduction

Olde Farm holiday cottages are situated in a rural situation on a country route (B1113) between Banham and New Buckenham, both of which are about 1 mile away, there is no public transport from the house to the villages. Although the farm is no longer a working one, the surrounding land is farmed and managed by a local farmer. The Bee’s Knees is a barn conversion attached to the owners home and The Borrowers has been converted from former outbuildings.

Our two self catering cottages  have recently been inspected following extensive refurbishment under the Visit Britain quality assurance scheme. There is one cottage, The Borrowers, which is totally at ground level and is wheelchair friendly and has been awarded Level 1 for accessibility. Another cottage, The Bee’s Knees is two storey and unfortunately is not suitable for a wheelchair user.

Both cottages are accessible for those needing to use prams and buggies. Both cottages have electric central heating plus an additional gas log stove in the living room area. Comprehensive information is provided in the cottages on eating out, things to do, places to visit and the walking guides, ramblers walks and OS maps are available. Both cottages are pet welcome cottages.

The owners Dalene and Alex Loyd live on the site and provide an introductory tour, welcome tray with tea and biscuits and are available to deal with any queries. Hire equipment for those with special needs may be ordered and taken delivery off by the owners if necessary. Please discuss with us your requirements.

Pre-Arrival

We have a website www.oldefarm.co.uk which contains valuable information to make your stay a success. Including pictures of both cottages and diagrams of the floor/room layouts.

Bookings/enquiries can be made via email, telephone or by post. If you leave a message on the answerphone we will call you back.

We are in a rural area and the principal means of access is by car. All guests are provided with written directions to the cottage. These can be made available in large font and/or dyslexia friendly format and size. It is also possible to offer these in an audio format, please ask. A personal collection service by the owners from Diss, Attleborough or Norwich Stations can be arranged, please contact us for details.

Full details of public transport options can be found by clicking onto the public transport option under the How to Find Us section of the website.   Public transport options are very limited in the immediate area, however there are train stations in both Attleborough and Diss which serve Norwich and stations to London. Buses are also available from Attleborough to Norwich and surrounding villages. There is a local taxi service.

The local shop in Banham will deliver fresh milk, bread, papers and other basic groceries to the cottages on a daily basis. Alternatively the Sainsbury’s in Attleborough will deliver groceries, subject to a delivery fee and a £25 minimum spend.   An extensive welcome pack of food and non-food items is including in the hire fee. This can be customised to your needs (vegetarian, gluten and/or dairy free) or extended to include more items including home-cooked meals, please call to discuss prior to arrival regarding additional costs.

Arrival and Car Parking Facilities

There is an in and out drive and the main parking area, to the side of the house, is level and covered in gravel. There is automatic outside lighting in the car park and outside each of the cottages. There is sufficient space there for three cars. The gravel continues around to the rear of the property where the surface around the entrance to The Bee’s knees is paved and the entrance to The Borrowers is concrete surface. The cottages are situated in the old farmyard a short distance from the car park. Vehicles can be loaded and unloaded by parking immediately outside each cottage front door where there is ample space. For those with mobility difficulties and/or using a wheelchair parking is allowed immediately outside The Borrowers. You can announce your arrival by either phoning when you are close or by parking in the car park and knocking on the back door of the main house, Rivendell. We will then open the main gates to the yard for you.

The owners will be available to welcome guests and give a familiarisation tour of the property and grounds.

Mobile reception is generally very poor and there is a landline provided in both cottages for your use.

Shopping

Laundry

Both cottages have a standard sized washing machines built into the kitchens. There are separate rotary dryers for each cottage in the gardens. A tumble dryer is available, at extra cost, on request.

Cottages Main Door Entrances

The keys to the entrances are issued to guests on arrival. There is also the additional facility of a key safe on the outside of each cottage.

  • The Bee’s Knees: There is only one entrance to this cottage. The entrance is approached via a small porch. There is one step 16cms high. The door is 198cms high by 76cms wide with the hinge on the right. The keyhole is 97cms high. The threshold is 10cms high with a distance of 125cms to the internal door to the living/kitchen area.   The entrance door opens into a small hall with light switches for the exterior entrance, the hall and landing to the left. The hall is 115cms deep. The entrance door to the open plan living/kitchen/dining space is 198cms high by 76cms wide and straight ahead. Light switches to the kitchen area and living space are located to the left on entering. There is a Welcome Folder (grey stripes) on the toy box which gives further details of the accommodation and surrounding area.

The living room space is carpeted (short pile) and the kitchen area is wood laminate flooring. There is a futon and two chairs. The folding oval dining table, which is adjacent to the u-shaped kitchen, has two drop leaves and four folding chairs without arms which fit within the internal cavity. The height underneath the dining table is 72cms. There is a high chair for a child up to three years of age. There are multiple inset halogen ceiling spotlights, reading lamps, a TV, DVD and digital radio. The TV has subtitle capacity. All windows feature plantation shutters.

Self-catering Kitchen: The kitchen is approached through the door from the hall and is a u-shape open plan on the left hand side of the living area. All work surfaces are 90cms high and 60cm deep. The width between the units is 25cms. The Belfast sink with 2 taps and electric hob are also 90cms high. There is an extractor unit above the hob. A built in oven can be accessed from the front and both sides. The combination oven and microwave is 165cms high and can be accessed from the front and both sides. The oven door is 67cms high and the main shelf is 80cms high.   There is a dishwasher, washing machine and fridge under the work surfaces. The highest shelf of the fridge is 66cms and the lowest drawer is 28cms. A separate freezer can be found in the larder cupboard, door to which is 196cm by 68.5cm. Catering standard crockery is provided in the wall cupboards and in the cupboards beneath the work surfaces. The contents of the cupboards can be rearranged if necessary to make access to certain items easier. The kitchen is lit by three inset halogen spotlights. A fire extinguisher and fire blanket are provided in the pantry.

The staircase rises to the left from the entrance hall with a turn to the right after 4 steps. There is a handrail to the right hand side which is 100cms above the treads. The lowest head clearance on the stairs is 195cms. The top landing is 180cms by 180cms.

Upstairs bedrooms: Two bedrooms, one twin, one double, both carpeted. Doors are 196cms high by 68.5cms wide. The furniture is each room can be moved around. The contrast between the flooring, doors and walls is clear.

Bedroom one contains an oak double bed with 4ft 6in mattress. All bedding is Egyptian cotton or percale with non-feather pillows and duvet.. The space to the left hand side of the Bed is 65cms. The space to the right hand side of the bed is 105cms. The space at the bottom of the bed is 38cms. The main room light has a switch at the door on the right. There are two separate bedside lights. Bedroom two: contains two single divan beds with 3ft mattresses. All bedding is Egyptian cotton or percale with non-feather pillows and duvets. Bed one – the right hand side is against the wall. Bed two – the left hand side is against the wall. The space between the beds is 50cms. The main room light has a switch at the door on the right. There are two separate bedside lights. The contrast between the flooring, doors and walls is clear.

Bathroom: There is a bathroom containing full size bath with shower over and a washbasin. Door is 197.5cms high by 65.5cms wide. Sink height is 89cms. Bath height is 66cms, length 162cms and 69cms wide. Electric shower over the bath. Wall mounted electric towel rail. Tiled floors and walls. Free floor space is 115cms deep by 120cms wide.

There is a separate cloakroom. Door is 196cms high by 68.5cms wide. Toilet height is 46cms. Distance to the left of the toilet is 28cms. Distance to the right of the toilet is 60cms. Sink height is 91cms. Tiled floors and walls.

  • The Borrowers

There are two entrances to this cottage. The front entrance is approached via a concreted area. The door is 190cms high by 80cms wide with the hinge on the right. The keyhole is 147cms high. The threshold is 10cms high and opens into a small hall area with light switches for the exterior entrance, and main living area to the left. The hall is 209cms deep. The entrance door to the bedroom is on the right and is 192cms high by 82cms wide. The entrance door to the en-suite bathroom is 196cms high by 82cms. Light switches to the kitchen area and living space are located to the left on entering. The rear entrance is approached via a concreted area and grass via slight slope to the decked area (6mtrs wide by 3mtrs deep) via a step or ramp which then gives a flat approach to the rear French doors. The doors are 178cms high by 68cms (2 x doors) and open outwards. The keyhole is 88cms high. This entrance leads directly into the living area. There is a Welcome Folder (blue featuring balloons) on the coffee table which gives further details of the accommodation and surrounding area. The living room space and kitchen area are solid wood. There is a large sofa. The square dining table is 75cms by 75cms and has two chairs which fit under the table. There are lamps, a TV, DVD and digital radio. The bedroom is carpeted and the bathroom is tiled. There are thresholds of 15cms deep at all doorways. The contrast between the flooring, doors and walls is clear.

 

Ground floor bedroom with ensuite bathroom. The bedroom is access from the living/kitchen area of the cottage. The doors are 194cms high by 82cms wide. The floor in the bedroom is carpeted. There is a 6ft oak bed, the main light is situated to the left of the door. There are two separate reading lights. Bathroom: There is a bathroom containing a bath with separate shower and a washbasin. The door is 197cms high by 82cms wide. Sink height is 89cms. Bath height is 65cms, length 150cms and 80cms wide. Double shower cubicle with power shower, step into shower is 90cms deep. Wall mounted electric towel rail. Tiled floors and walls. Free floor space is 130cms by 140cms. The contrast between the flooring, doors and walls is clear.

 

Self-catering Kitchen: The kitchen is approached through the front door and is a u-shape open plan on the right hand side of the living area. All work surfaces are 87cms high and 60cm deep. The width between the units is 20cms. The Belfast sink with 2 taps and electric hob are also 87cms high. There is an extractor unit above the hob. A built in oven can be accessed from the front and both sides. The combination oven and microwave is 162cms high and can be accessed from the front and both sides. The oven door is 67cms high and the middle shelf is 87cms high. There is a dishwasher, washing machine, freezer and fridge under the work surfaces. The highest shelf of the fridge is 63cms high the lowest drawer is 27cms. Catering standard crockery is provided in the wall cupboards and in the cupboards beneath the work surface. The kitchen is lit by halogen spotlights. A fire extinguisher and fire blanket are provided.

Grounds/Gardens

Both cottages have access to all areas of the gardens, a Gazebo, picnic benches, a BBQ and various items of garden furniture. The farm pond is fenced for safety. There is a large, flat rectangular lawn with Gazebo for recreational use. If requested separate areas of garden can be provided for each cottage.

There is an under 8s play area (to be supervised by an adult at all times) comprising swings, slide and see-saw and play house which is accessed via a level gravelled and lawned area to the side of the cottages.

A dedicated decked area with table, chairs and loungers has been provided for wheelchair users at the rear of the Borrowers Cottage. This is accessed via the French doors in the living area and has a view over the main lawn and gazebo.

There are several areas of lawn, most are level but the one which leads down to the pond is sloping. Access to the pond area is via several different gates, all of which can be bolted closed.

Additional Information

A welcome pack is available in each cottage and can be produced in a large and/or dyslexia friendly font. All manufacturers instruction leaflets and contained within the folder alongside information on local shopping, transport, etc. There is a separate area for places of interest leaflets in the bookcase.

All forms of pet are welcome – please inform us on booking and if you will be requiring a hutch or other cage. Dog and cat bowls, beds and toys are provided as are home made treats.

The primary colours of both cottages are white walls and ceilings, beige carpets or oak flooring and all have natural oak doors.

Internet access via wifi is provided free of charge. Mobile reception is patchy. O2 receives the strongest signal. A landline is provided in each cottage for use by the guests.

The largest and nearest local attractions are Banham Zoo and Bressingham and these have clear access statements.

The premises are totally non-smoking.

Future Plans

  • All internal refurbishments to be completed by November 2014
  • Garden to be made more accessible for wheelchairs with the provision of level paths by May 2015
